It is that refinancing remains a practical lever at a time when many borrowers cannot control the cash rate, inflation or property prices. A homeowner with steady income, reasonable equity and a clean repayment record may still be valuable to lenders, particularly if they are seeking a lower rate, sharper package fee, offset account or more flexible repayment structure.

This latest data also extends an ongoing theme: competition is often strongest where borrowers are prepared to move. Long-term customers can find themselves sitting on older rates that no longer reflect what a lender might offer to a new borrower with a similar risk profile. That does not mean every refinance will deliver a saving, but it does make regular review more important than a set-and-forget approach.

The refinance decision should start with numbers rather than advertising. A lower headline rate can be attractive, but discharge fees, application costs, valuation charges, package fees, cashback conditions and any change to the loan term can alter the real outcome. Before switching, it is worth taking time to compare your current loan with a proposed refinance, including the break-even point and the total interest cost over time.

Serviceability is another factor to watch. Even borrowers with good equity may find lenders applying close scrutiny to income, expenses, credit commitments and buffers. If your financial position has changed since you first took out your loan, preparation matters. Recent payslips, tax information, statements and a clear explanation of any debts can help make the assessment smoother.

For homeowners feeling unsure, the current market rewards structure and comparison. Consider whether your goal is lower monthly repayments, faster debt reduction, debt consolidation, access to equity, or improved features such as offset and redraw. Speaking with a mortgage broker may also help identify lenders that suit your circumstances, rather than focusing only on the most visible advertised rates.

The broader lending picture shows that borrowers are still making decisions despite pressure. For refinancers, the opportunity is to turn that market activity into a personal check-up: know your current rate, understand your loan features, test the cost of switching and ask whether your mortgage still supports the way you want to manage money.
